FAQ

Rate questions

What are DSCR loan rates today?

From 6.172% this week across our sample deals. This may be for the strongest files, sometimes with a buydown.

The starting deal: 780+ credit, 60% LTV, 30-year fixed with a 5-year prepayment penalty. The table shows the others.

What is a rate buydown?

You pay points at closing for a lower rate. One point is 1% of the loan amount.

It pays off when you hold the loan long enough for the lower payment to cover the points.

Why would my rate be higher than the starting rate?

The starting rate is the best case. A lower credit score, higher LTV, a weaker DSCR, a shorter prepayment penalty or interest-only each add to the rate.

How often are these rates updated?

Every week, from a live quote on the same sample deals, so the numbers are comparable week to week.

Are DSCR rates higher than conventional mortgage rates?

Usually. In exchange, a DSCR loan needs no tax returns or income documents and has no cap on financed properties.

Is this an offer?

No. These are starting rates for sample deals. Your same-day term sheet prices your exact property, with every cost on the loan listed.
