Do I need insurance before closing?

Yes. Every loan we fund requires evidence of insurance with Creative Lending USA named in the mortgagee clause before the file can close.

Is a normal homeowners policy enough?

No. A tenant-occupied rental needs a landlord (DP-3) policy, and a rehab or ground-up project needs builders risk. A standard homeowners policy can be denied at claim time on an investment property.

Can foreign nationals get coverage on U.S. property?

Yes. Our partner writes policies for non-U.S. citizens and foreign-owned LLCs on U.S. investment property, with no U.S. credit history required.

What if the property is vacant during rehab?

Vacant property and builders risk coverage handle that gap. A standard landlord policy can exclude losses while a home sits unoccupied.
