Taxes

Florida property taxes and your DSCR

Florida's effective property tax rate is 0.78% of value a year (2024), ranked 27th among the states.

On a $476,815 rental, 0.78% is about $3,719 a year, or $310 a month added to the payment the rent has to cover.

The actual bill depends on the county and city. Use the property's real tax figure when you run the numbers.

What Florida investors should know

Insurance is the number to check first

Citizens, Florida's state-run insurer, peaked at about 1.41 million policies in 2023.

By December 2025 it had under 400,000, as private insurers took policies over.

Premiums vary widely by county and wind zone. Insurance is part of the DSCR payment, so get a quote before you set your offer.

Short-term rentals

Florida law limits how cities and counties regulate vacation rentals.

Local rules may not ban them or regulate how long or how often they are rented, except rules adopted on or before June 1, 2011.

Registration, safety and parking rules can still apply. Check the city before you count on short-term rental income.

Foreclosure is judicial

Florida foreclosures go through the courts, so they are slower than in non-judicial states.

That adds timeline risk for lenders: one reason leverage and reserves matter in underwriting.

Landlord rules worth knowing

A landlord must return a security deposit within 15 days when there is no claim, or send written notice of a claim within 30 days.

For unpaid rent, the notice to tenants is 3 days, excluding weekends and legal holidays.

Florida condos: inspections and reserves

Condo buildings three stories or taller need a structural milestone inspection by the end of the year they turn 30, then every 10 years.

The association must also complete a structural integrity reserve study at least every 10 years and fund the reserves it identifies. Lenders read both during the condo review.
