Ohio property taxes and your DSCR
Ohio has one of the higher effective property tax rates: 1.36% of value a year (2024), ranked 8th among the states.
Taxes are part of the DSCR payment, so they weigh more on the ratio here than in most states.
On a $327,000 rental, 1.36% is about $4,447 a year, or $371 a month added to the payment the rent has to cover.
The actual bill depends on the county and city. Use the property's real tax figure when you run the numbers.

What Ohio investors should know
Landlord rules worth knowing
A landlord must deliver an itemized written notice of any deductions, with the balance of the security deposit, within 30 days after the lease ends and the tenant returns possession. The tenant must give a forwarding address in writing.
Before filing an eviction, the landlord must serve a notice to leave at least three days in advance, using wording set by statute.

In Ohio, the sale of a foreclosed property is ordered by the court with jurisdiction, so foreclosures go through the courts.
That makes them slower than in non-judicial states, which adds timeline risk for lenders.

The county auditor charges a conveyance fee of 10 cents per $100 of value on most deeds, with a $1 minimum. Each county may add a real property transfer tax of up to 30 cents per $100.
The county transfer tax is levied on the grantor (the seller) and paid to the auditor before the deed is recorded.

Every Ohio county reappraises all real property once in each six-year period, under the direction of the state tax commissioner.
Taxable value is a percentage of true value set by rule, capped at 35%. Check when the county is next due: a reappraisal can change the tax in the DSCR payment.
