Tennessee property taxes and your DSCR
Tennessee has one of the lower effective property tax rates: 0.52% of value a year (2024), ranked 41st among the states.
On a $449,000 rental, 0.52% is about $2,335 a year, or $195 a month added to the payment the rent has to cover.
The actual bill depends on the county and city. Use the property's real tax figure when you run the numbers.

What Tennessee investors should know
Foreclosure is non-judicial
In Tennessee, lenders can foreclose by a non-judicial trustee's sale when the deed of trust authorizes it. In 2013 the Court of Appeals rejected a claim that the process violates the state constitution.
Faster foreclosure lowers lender risk, which helps investor loan pricing.

Under the Short-Term Rental Unit Act (2018), a local rule that prohibits or regulates short-term rentals does not apply to a property already used as a short-term rental before the rule was adopted.
That protection ends when the property is sold or transferred, stops being used as a short-term rental for 30 continuous months, or has 3 or more violations of local law. A buyer of an existing short-term rental does not inherit it, so check current local rules.

Tennessee charges a realty transfer tax of $0.37 per $100 of purchase price.
Recording a mortgage adds a tax of $0.115 per $100 of debt, with the first $2,000 exempt. Budget both into closing costs.

Tennessee law requires every county to revalue all real property on a 4, 5 or 6-year reappraisal cycle, with values set as of January 1 of the revaluation year.
The tax is charged per $100 of assessed value, which is a fraction of appraised market value. Check the county's next revaluation year: it can change the tax in the DSCR payment.
