Our foreign national program finances non-US citizens and non-residents buying US investment property. You do not need a Social Security number, a US credit file, or US tax returns. What you do need is documentation from your own country that proves who you are, where your money came from, and that the property makes sense as a rental.
Programs and pricing are the same for every borrower. What changes from country to country is the documentation you use to prove income, identity, and source of funds.
All loans are business-purpose loans secured by investment property only. We do not lend on owner-occupied primary residences.

What's true no matter where you live
- No Social Security number and no US credit history required.
- Qualification is driven by the property's rental economics and by documents from your home country.
- Purchase, rate-and-term refinance, and cash-out refinance are all available.
- Single-family, 2–4 unit, condo, and short-term rental properties are eligible.
- Most investors take title in a US LLC; we can point you to formation and EIN help.
- Closings are handled remotely at a US embassy, consulate, or an approved notary abroad.
Most foreign national files are underwritten as DSCR loans: the property's market rent is measured against the payment, so your personal income statement matters far less than it would on a US consumer mortgage. That is why a borrower with no SSN and no US credit can still be financed.
