What's the difference between owner's and lender's title insurance?
Lender's title insurance protects the loan amount and is required on every funded deal. Owner's title insurance protects your equity in the property and is optional but strongly recommended.
How long does title take?
A clean title commitment typically comes back in three to five business days. Liens, judgments, or probate issues can extend that, which is why we order title as early as possible.
Can I close remotely?
Yes. Mail-away and remote online closings are available in most states, which is how the majority of our foreign-national borrowers close.
Can title close a purchase into an LLC?
Yes. Vesting into an LLC or land trust is standard on investor deals — just provide the entity documents up front.
Who pays for title and escrow?
It varies by state and by contract. Your title officer will lay out the customary split for the county and show it on the preliminary settlement statement.
